Energetic Certification

Energy Certification

The Energy Certification classifies the energy performance of a property on a scale from A + to F and recommends improvement measures.

What is the energy certificate?

It is a document that evaluates the energy efficiency of a property on a scale from A + (very efficient) to F (not very efficient), issued by technicians authorized by the Energy Agency (ADENE) - public body that regulates the energy certification of buildings (SCE ). Contains information on energy consumption characteristics related to air conditioning and domestic hot water. It indicates improvement measures to reduce consumption, such as installing double glazing or reinforcing insulation, among others. The document is valid for ten years for residential buildings and small commercial and service buildings. After that date, it is necessary to apply for a new certificate. In the case of large commercial and service buildings, the deadline is:

six years, for SCE certificates issued by April 30, 2015;
eight years, for SCE certificates issued after April 30, 2015.

What determines the energy class?

The location of the property, the year of construction, whether it is a building or a house, the floor and the area, as well as the constitution of its surroundings (walls, roofs, floors and glazing). The equipment associated with air conditioning (ventilation, heating and cooling) and the production of domestic hot water also have an influence.
